Tips for Buyers and Sellers in Today's Real Estate Market

Buyers-

  • Pre-Approval is KEY!!! It is fun and exciting to work with clients who are looking for their next home, especially when we find just the perfect property for their family!  In thinking about the process, the first thing a buyer needs to do is get pre-approved by their lender of choice. So, down the road, when the time comes to write an offer, the approval letter would be attached and sent with the offer!  This creates a stronger offer since the seller knows they are dealing with a serious and qualified buyer who can afford to purchase their house.
  • Multiple Offer Situations??  No problem, TEAM-PRZADA can handle that!  With the lower inventory, buyers need to realize they may get involved in multiple offer situations.  This is an area where your experienced Realtor® becomes even more valuable to you! 
  • Know What You Are Buying!!!! Whether buying a new build or previously owned home, we always suggest our buyers have the home inspected by a professional during the “option period”.   A thorough inspection should give the buyer an understanding of what issues they face now or down the road. Most buyers understand that minor décor or repair items can be changed or repaired inexpensively but major issues could be “big ticket” items now or later!  The option period is important because during that time, the buyer can get out of the contract if negotiations with the seller on repairs or other items, fall apart!
  • Building A Home?  You Still Need a Realtor!  When buying a new build, it is important that the buyer use a Realtor® so he has representation while negotiating the contract with the builder.  The on-site salesperson represents the builder while the Realtor®, using his experience and knowledge, looks out for the best interest of the buyer.  Once the house is complete and has closed, the new owner has a warranty from the builder.  If writing an offer on a previously owned home, the buyer should request the seller provide a home warranty! 
  • Homestead Exemptions!  Once settled into the home, the new owners must file their homestead exemptions between January 1st and April 30th of the following year, at the appropriate county appraisal district. This can be done on line and new owners do not need to pay a third party to file the exemption.  TEAM-PRZADA is ready to provide comps to help in this process.

Sellers-

 

  •  Excitement, Stress & Preparation, Preparation, Preparation!  We enjoy helping owners list their home to sell!  It is an exciting time but can also be stressful preparing the home for the “market”!  We tell our sellers that, once listed, it no longer belongs to them but to the market!  Preparation is key…get rid of clutter, stage the home, show curb appeal and be prepared for photographs!  To help in this process, our team provides a stager to walk the house with the owner, giving suggestions to help with the process.  She does not spend the seller’s money but gives straight forward suggestions that help get the house ready to sell the quickest and hopefully for top dollar!  Once the home is show-ready, our team brings in our professional photographer to work her magic through pictures and a virtual tour of the home for the internet!  Because of our well thought-out listing plan, in 2015, average days on the market, for our listings, was 8!
  • Honesty IS the Best Policy!  Before going active on the market, the Seller’s Disclosure is one of the documents that must be filled out by the seller!  The disclosure must be complete with honest statements as the owner knows best about their property.  Buyer’s agents will ask for this document when their clients first show interest in the home, most often before they write an offer.
  • Availability & Accessibility! It is important that seller’s make their newly listed home easy to be viewed by buyers and their agents.  They should try not to be rigid with showing hours and days!  In our market, the key is placed in a “blue” key box on the front door…..licensed Realtors® have a special key to open the box and get the key during specified hours!   To make the home as warm and attractive as possible, all lamps and other specific lights should be left on and of course, the home left as clean and picked up as possible for all showings.
  • From List to Offer to Option!  Once an offer(s) is (are) received, we enjoy guiding our sellers through the “offer to contract” process!  During this time, most points of the offer can be negotiated…price, close date, repairs…!  Once both sides agree and sign, the offer becomes a contract!  The very next day, the “option period” begins for the buyers.  This can be a 7, 10 or longer day-period, when inspections are completed, repairs are requested by buyers and accepted or declined by the sellers.
  • Appraisals!  Appraisals!  Appraisals can become an issue, especially in our current market where offers are frequently made on homes above the appraised value.  As the listing agent, we leave a packet in the home for the appraiser! This packet is designed to show the updates the seller has done as well as the charm and distinctive characteristics of the home and most importantly, comps (CMA or Current Market Analysis) that our team has done to show the proper list price and where the home will most likely sell!
