Public Perception is not Reality when it comes to listing a home for sale. There
are several things that come into play when selling such as: Market Metrics,
Condition, Maximum Exposure, Location, Neighborhood and Pricing.


Market Metrics is what’s happening in the market, Sellers market, Level
market or Buyers market. Market conditions create an entirely unique set of
circumstances and marketing strategies that will require a partnership with you,
the homeowner, and your Realtor.


The Condition of your home will weigh heavy in the sale of your home. If you are
like most sellers, your home has strengths and weaknesses, you have budget and
time restrictions, skills and inabilities to correct problem areas of your home
before listing it for sale. With years of buying and improving homes as an
investor, and hearing buyers comments about what is most important to them,
I’m able to advise sellers where their money is best spent and what will have the
biggest impact on buyers. Sellers can be delightfully surprised at how a small
amount of money and some elbow grease can put a brighter, fresher face on their
home. What your home will sell for will depend on the condition of your home.

Location is a factor in selling your home that you can’t do anything about. You

heard inside the home or prevents time enjoying the yard, be ready to list for less
than a neighboring property that sits in a location that is quieter, with less noise.

Your Neighborhood will have bearing on what your home will sell for. Past sold
prices will likely come from homes in your neighborhood that are like style,
architecture, construction and exterior, square footage, lot size, number of
rooms, improvements, additions, garage size, landscaping and condition.
Appraisers will be looking at your home compared to other homes in your
neighborhood or sub area that have sold in the last 6 months.


Pricing is of utmost importance. The truth is informed Buyers decide market
value by how much they are willing to pay for a property. Overpriced homes are
on the market longer than homes priced at market and “stale” homes
consistently sell for less according to National Association of Realtors. My sellers
have the ability to decide the market value of their own home and I help them by
providing vital information through comparable sold homes and viewing active
listings in their neighborhood to make the decision easy.
