Seven Tips You Need to Know

Selling a house isn’t easy. In fact, it’s something that many families dread. Chances are that you’ve heard stories that have caused you concern but working with a professional we can help you navigate and many times even completely avoid a potentially horrible situation. Fortunately, there are seven important things you can do to give your house the best shot at selling.

1. First impressions will make or break an offer

From the moment a buyer steps out of their car it's SHOW TIME!  Take a moment for walk to the front door and imagine standing there for 10 to 15 seconds looking around while the agent gets the lockbox open.  Ask yourself are my windows clean, are the cobwebs brushed down, is there any landscaping that could use some attention?  Remember this is the buyers first impression of your home and how you have maintained it during your ownership. It all starts here.

 

2. time for a deep clean

When preparing your home for sale, a deep clean is one of the most powerful ways to make a strong first impression.  Buyers notice the details, baseboards, light fixtures, grout, and hidden corners.  A professional house cleaner ensures nothing is overlooked.  A truly clean home feels well cared for and helps buyers focus on the space itself rather than distractions. It will also help you stay on top of basic cleaning especially when you have a last minute showing request.

 

3. a picture's worth a 1,000 words

When I visit your home we will walk through each room and I will make suggestions on how to improve the look of your home.  The way I look at your home is as if I were a buyer looking at it online.  Seeing your home in person is very different then seeing it online.  When a buyer sees your home online too many personal decorations can be a distraction and seem cluttered, LESS Is MORE.  Once you complete these tasks it's now time for our professional photographers to do their magic!

4. Ditch your clutter

Clearing out clutter is easier said than done, but if you want to sell your house quickly, you need to remove your clutter. Get rid of extra papers, magazines or memorabilia that is sitting around your house. Clean out beneath your beds. Get rid of that pile of clothes next to your dresser. When people walk through your house, they want to imagine what it will be like to live in the home. Even if you can’t get rid of all of your home’s clutter, try to at least minimize the amount of things you have on shelves and on counters to present a clean, neat appearance to buyers. 

5. marketing, marketing, marketing

Your agent will be the first to tell you: you need to focus on marketing. Remember that buyers probably won’t drive by your house and see the “For Sale” sign in your yard. Rather, they’ll find your house online, through their realtor or open house activity. I will list your house on as many real estate websites as possible, share it on Facebook and promote it in a professional manner for the best results. 

6. Price fairly

You’ve spent years developing memories in your house, so it’s normal to want to attach a price tag to those. Unfortunately, the reality is that you can’t afford to ask too much for your house. Remember that buyers want to know that they’re getting their money’s worth when they buy a house. When pricing your home we will look at what other houses are selling for in your area and price your home accordingly. My job is to keep you posted on the market and provide feedback from the showings you have had.

7. It's time to negotiate

One mistake that many sellers make is to turn down offers because they don’t like some of the terms. Even if you don’t like some of the terms such as price, closing date or even items included in the offer, that is where I come in to negotiate the terms and conditions you are looking for in order to make your move a success.
