Five Tips for Sellers

Tried and tested tips that will work for any home in any market:

PERSONAL ValuATIONS. 

This may seem like a no-brainer, but you cannot simply guess at your home’s worth based on what other homes have sold in the area.  Often times, sellers (and their agents) do minimal research, which can have you leaving thousands of dollars on the closing table. We agents have software designed to give a starting value – but there is a great deal of extra research that should be done to drill down to a home’s actual value. Many agents simply run a CMA from a program and call it good.  I go way beyond that to ensure you are pricing your home right to begin with because a home that sits for too long becomes stigmatized, and a home that sells too quickly was probably underpriced.

THE 80/20 RULE. 

You’ve heard that 20% of your work generates 80% of your profit? Well, it’s the same for selling your home. Why do two homes that seem identical in every way sell for different prices? Find that special something about your home that stands out from the rest in order to sell your home for more that your neighbor’s.

Staging, done correctly.

Properly and carefully staged homes can sell for much more than those not properly staged. Why do you think builders don’t walk buyers through empty model homes? But, done wrong, staging can be disastrous and have the opposite effect. Work with an agent who either understands how to stage correctly or utilizes the services of their own professional stager. It can bring you thousands more for your home.

A PICTURE IS WORTH A THOUSAND SHOWINGS. 

Well, maybe not 1000 ... but, professionally-taken photos are absolutely essential because buyers have just seconds to decide to put your home top on their list to see, or not. Once deleted from their list, they will likely never come back to it.

EFFECTIVE copywrite. 

Nearly every agent will put your home on the MLS, but few take the time to write effective descriptions to cinch a showing. What’s worse, many agents (or their assistants) get sloppy and either miss information or misstate information that could cost you the sale. If your home doesn’t show up in search results because of inaccurate listing information, potential buyers won’t see your listing.  Think about this: Why does a Toyota Avalon, which looks a lot like a Lexus GS, sell for about 42% less? Because Lexus brands themselves as a luxury brand through effective copywriting. With outstanding written content, your home will be positioned to sell for much more money that a similar home down the street.
