My Marketing Plan

Marketing Plan - How I help my sellers from listing day to closing day...

Establish a realistic asking price based on current market trends and a complete competitive market analysis.

 Complete listing paper work, disclosures, inventory and seller’s disclosure.

 Gather information about the property to properly represent it in the MLS systems (Marco Island and Naples, I am a member of both systems).

 Arrange professional photographer to take photos, including aerial drone photography, to complete Virtual tour and marketing pieces.

 Submit MLS paperwork to Marco MLS and Naples MLS  (Marco Island, Naples, Bonita Springs, Estero) complete with all pertinent information, photos & virtual tour for the ultimate first impression.

 Place Supra lock box on listing to accommodate showings through Marco & Naples MLS.

 Submit complete listing information including multiple photos & virtual tour to RE/MAX Affinity Plus’s   web partners including:  Realtor.com – Enhanced listing,  Zillow.com, Trulia.com, MarcoRealtor.com, ChristineWaldren.com, Yahoo.com, MSN.com, AOL.com, Google.com and Facebook and many many more.

  Prepare property brochure for office display and to give to other Realtors and potential buyers.

 Prepare Just Listed postcard for direct mailing.

 Notify potential buyers and other Realtors of new listing.

 Arrange for property showing on office caravan tour.

 Prepare property advertising to include in the Coastal Breeze Newspaper and the Marco Island Real Estate Guide- a Board of Realtor’s publication.

 Arrange showings for all Realtors through our listing department open 7 days per week.  All showings documented with automatic request for feedback.

 Contact you regularly with updates & suggestions.

 Periodically check all websites and MLS information for continued accuracy.

 Present & discuss all offers with you.

 Facilitate the negotiation of transaction.

 Finalize the sales contract.

 Help you with pertinent information needed to pass on to the buyer including prior title policies and condo documents (if necessary).

 Suggest Attorney and/or a title company for you to use for closing. 

 Help expedite requirements of closing company on your behalf.

 Help you handle requests for repairs pertinent to property inspection.

 Confirm all contingencies on the contract are complete.

 Review and expedite closing documents pertinent to closing.
