Check out your agent’s online marketing. 92% of homebuyers start their house hunt online, and listings must have photos to be compelling! Listings with more than six photos are twice as likely to be viewed than those with fewer than six. Professional photos are a must!

Post a video love letter about your home on YouTube. Tell buyers the 10 things you love most about your home, neighborhood, local shopping or restaurants. Buyers like to know their home was well-loved.

Let your neighbors choose their neighbors! Post links of your online listing to neighborhood message boards, such as NextDoor, and make sure your neighbors know you are listing your home (with Deanna Wolfe!).

Facebook your home’s listing. Facebook is a great connector of people. Your 200 friends may know someone that would love your home, and could send it out to their 200 friends. Harness the power of your online network!

Leave some good stuff behind. As an extra incentive, leave the pool table in the basement rec room (because no one wants to move a pool table), the flatscreen that won’t fit in your new home (or you want a bigger one) or the patio furniture that fits perfectly on the back deck.

Beat the competition with condition. Make sure all the items you’ve always wanted to tackle are completed: drippy faucets, loose door handles, squeaky floors, and repaint any rooms that need it. Having your home professionally cleaned will be worth it!

Stage the exterior of your home too.  Spruce up your landscaping, touch up your exterior paint, and take a step back and assess your curb appeal!

Get out of your home. Don’t make it difficult for agents to get their clients into your home. Declined showings rarely get rescheduled, and a lot of restrictions could signal a difficult seller.

Get real about pricing. Today’s buyers are very educated about the comparable sales in your area, so pricing it in the middle of the competition will drive more buyers to your door. In this market, multiple offers are commonplace on homes that are priced right, and will edge your price even higher.

De-clutter. Clear off countertops, start packing seldom used small appliances, books, toys, etc.  Pack up half your closets to show there is plenty of room for the buyer’s items.
